What We Did

  • Expanded a main floor bedroom and bathroom with a bump-out and rebuilt the bath as an ADA-style roll-in shower

  • Added a second accessible bathroom on the main floor through a new bump-out

  • Built a sunroom off the dining room for knitting and sewing

  • Installed new plumbing, electrical, HVAC, and a city-required fire sprinkler system

  • Finished in 12 weeks: 3 bed, 2 bath »» 6 bed, 4 bath | 1,572 SF » 2,905 SF

The Challenge

This single-level Camas home had three bedrooms, two small bathrooms, and no room left to grow outward. The homeowners needed space for more family under one roof and a main floor that would support family members with mobility needs. They also needed it done fast: the homeowner moved into a hotel for construction, so going past 12 weeks was not an option.

The Solution

Second Story Addition

We removed two-thirds of the existing roof and framed a new upper level. Upstairs now includes:

  • A primary bedroom with a walk-in closet and an ensuite bath with a double vanity, walk-in shower, and private toilet room

  • Two bedrooms, each with a built-in window seat and storage

  • A shared hall bath with a tub and shower combo

  • A central family room overlooking the new stairwell

A 42-inch-wide staircase rises from the main floor hall, with a half wall at the top to keep the upstairs open and bright.

Accessible Main Floor Bathrooms

On the main level, we reworked the bedroom wing for aging in place. A front bump-out enlarged one bedroom and made room for a new full bathroom. We also rebuilt the existing bathroom, expanding it into the old primary bedroom footprint. Both bathrooms now include:

  • Curbless roll-in showers with telescoping shower heads

  • ADA-width doors and proper turning clearance

  • Double vanities with toe-kick lighting for safer nighttime use

These bathroom remodels give the family a main floor that works today and for years to come.

Sunroom and Front Patio

Off the dining room, we added a sunroom designed as a knitting and sewing space, with built-in cabinets, a countertop work surface, a skylight, and a sliding barn door. At the front of the home, a new covered patio with skylights brightens the entry.

Planning for Camas Code Requirements

Every city applies building codes differently. In Camas, this project required an automatic fire sprinkler system, which we installed throughout the addition and the existing main floor. We caught this during the planning and design phase, so the homeowner had no surprise costs once construction began. Our team coordinated the architecture, structural engineering, permits, and inspections from start to finish.

Construction Scope

  • Removed two-thirds of the roof, the brick front wall, and both main floor bathrooms down to the studs

  • Structural shoring, new footings, and reinforcement for the second story

  • Framed the full second story, new roof structure, staircase, main floor bump-outs, sunroom, and covered front patio

  • New roofing, gutters, windows, skylights, and siding matched to the existing home

  • Full plumbing repipe to PEX with a new main water line and water heater

  • New electrical panel and canless LED lighting

  • New two-zone HVAC system with one zone per floor

  • Automatic fire sprinkler system per City of Camas requirements

  • Insulation and drywall throughout, delivered to the second story by boom truck through the window openings, which is faster and safer than carrying sheets up the stairs

  • LVP and carpet flooring, new doors and trim, built-in window seats, and interior paint

The Final Result

This home addition nearly doubled the home's living space and added three bedrooms and two bathrooms, finished on the 12-week schedule we committed to. The family now has room to spread out upstairs and a main floor built for accessibility.
