How Our Process Works


There Are Two Paths, Based on Your Project

Every project begins with an in-home consultation. From there, we guide you into one of two paths depending on the complexity of your project. The diagram below outlines how our remodeling process works. Depending on your project scope, you’ll follow one of two paths; both are designed to fully plan your project before construction begins.

Path 1: Larger / Structural Projects

Projects that require additional planning, engineering, or design coordination before final pricing can be established.

Path 2: Standard Remodeling Projects

Projects where the scope and pricing can be clearly defined upfront without additional engineering or pre-construction planning.



Home Remodeling Process Details

Path 1- Larger/Structural Projects

Step 1: In-Home Consultation & Preliminary Pricing

We begin with an in-home walkthrough to understand your goals, evaluate the space, and discuss feasibility.

After the visit, we provide a preliminary estimate that includes:

  • A realistic total project range

  • High-level cost range and a description of the scope

This is not a fully detailed scope yet; it is meant to establish feasibility and direction.

Step 2: PRE-CONSTRUCTION PLANNING (1% Retainer)

This phase is required for projects involving a structural or complex scope. To move into detailed planning, we collect a 1% planning investment based on the midpoint of the estimated range. This phase lets us invest the time and resources needed to fully define your project before final pricing and agreement.

Step 3: Engineering + Project Pricing

This is where the project is developed to a level that allows for accurate pricing and planning. When full design support is involved, we work in close coordination with our design partners to ensure alignment across all aspects of the project.

During this phase, the following events occur to inform your scope of work:

  • Architectural drawings and/or structural engineering are coordinated (if required)

  • Existing conditions are validated

  • Material and finish allowances are established

Architectural and engineering costs are billed as they are incurred.

Step 4: Project Approval & 20% Deposit

Once planning is complete, we present a fully developed project framework that includes:

  • A defined project scope and refined project cost

  • Material allowances and selections framework

At this stage:

  • Final adjustments are made & the project plan is approved

  • A 20% deposit is collected to move into planning, scheduling, and execution

This scope establishes the project cost prior to final material selections.

Step 5: Design, Selections, & Detailed Scope Development

During this phase, material selections are finalized and incorporated into the fully detailed Scope of Work.

This scope incorporates final selections, layout decisions, and field conditions, and is used by our team and trade partners to execute the project.

Design selections are completed using one of the following approaches:

  • Builder-guided selections (most common)

  • Self-selection

  • Design partners (if needed)

The detailed Scope of Work is finalized, approved, and signed prior to construction. Any changes after this point are treated as change orders.

Step 6: Project Planning & Scheduling

At this stage, your Project Manager is assigned and becomes your primary point of contact, guiding final selections, coordinating planning, and overseeing construction.

We coordinate:

  • Materials

  • Subcontractors

  • Permit preparation and submission (if required)

  • Permit inspections and approvals

  • Project timeline

This phase is where your project is fully organized before construction begins. By coordinating materials, trades, permits, and schedules up front, we can minimize delays and keep your project running efficiently once work starts.

Step 7: Construction

Construction begins with a fully planned and coordinated project, allowing for a more efficient and predictable build.

Path 2- Standard Remodeling Projects

Step 1: In-Home Consultation + PROJECT Pricing & SCOPE OUTLINE

We begin with an in-home walkthrough to understand your goals, evaluate the space, and discuss feasibility.

After the visit, we provide a detailed outline that includes:

  • A clearly defined project outline and scope direction

  • Material allowances (typically per square foot or per category)

  • A realistic and reliable total project cost

This estimate is designed to give you a high level of clarity on cost and scope before moving forward. A more detailed, line-by-line scope of work is developed during the planning phase after project approval. For most standard projects, this estimate becomes the final project cost unless selections or scope changes are made.

Step 2: Project Approval & 20% Deposit

Once the estimate is approved:

  • A 20% deposit is collected

  • The project moves into planning and scheduling

This allows us to begin detailed scope development and project planning.

Paths 1 & 2: Change Orders & Scope Adjustments

Once the final Scope of Work is approved and the project moves into execution, the project scope is considered finalized. Any requested changes after this point will be treated as a change order and may impact cost, schedule, or both. All change orders are reviewed and approved prior to execution to ensure clarity and alignment.


DESIGN & MATERIAL SELECTION PROCESS

Every successful remodel depends on clear and timely material selections. Our process is designed to simplify decisions, reduce overwhelm, and keep your project moving efficiently.

Before construction begins, all major materials and finishes are selected and aligned with your project scope, budget, and timeline. Clients typically choose one of the following approaches:

Builder-Guided Selections (Most Common)

What This Looks Like:

  • A curated option set for each material category

  • Typically, 2–3 vetted options per selection

  • Materials aligned with your project scope and allowances

What To Expect:

  • Faster decision-making

  • Less overwhelm during selections

  • Keeps the project moving on schedule

Self-Selection

What This Looks Like:

  • You select materials independently

  • We coordinate installation and confirm compatibility

  • Selections must align with project specifications and timelines

What To Expect:

  • More flexibility and control over choices, but higher risk of delays and rescheduling fees.

  • Selections must be finalized within the required timelines

  • Delays in selections may impact the schedule or cost

Full Design Support

What This Looks Like:

  • Collaboration with a professional designer

  • Layout planning and cohesive design direction

  • Full material and finish selection support

What To Expect:

  • A more guided and hands-off experience

  • A fully designed and cohesive end result, delivered in collaboration with a trusted design partner

  • Path 2 project process, additional time, and cost for design services


Who Manages Your Project

Project Executive (Pre-Construction Lead)

Guides your project through estimating and early planning, helping define scope, budget, and overall project direction.

Once the project is approved, they work closely with the Project Manager to ensure a smooth transition into execution.

Project Manager (Construction Lead)

Assigned during pre-construction, your Project Manager becomes your primary point of contact, guiding final selections, coordinating planning, and overseeing construction.

They manage day-to-day execution, trade coordination, scheduling, and communication to ensure your project runs smoothly and stays on track.

Design & Planning Partners (If Needed)

Architects, engineers, and design partners are brought in when required to support layout, structure, and overall project design.

Field & Trade Teams

Skilled trades and in-house team members complete the work, coordinated and managed by your Project Manager.
